Hi
We are looking to move to the area in a short time and are looking at housing. Ran across an interesting home in pine creek/thunderbird area. Mostly looking at homes in North area of town up to Monument and East to Falcon area. How is the area west of 25? What about living so close to the academy? Thanks for your help.

Thunderbird Estates is a pretty spot, kind of a small hidden pocket of homes that gives you a rural country feeling. Not too much comes up for sale there. Most of the homes were built in the 60's and 70's on large lots. The neighborhood has light traffic, there is only one road in and out so mostly just residential traffic or some lookey loos from time to time, no through traffic but it is very convenient to I-25, maybe 5 minutes. You can hear the interstate from some parts of the neighborhood. Access into the community is off of Woodmen Road . It is served by school district 20. In the summer there is a nice Farmer's Market close by at the Margarita at Pine Creek Restaurant on Saturday mornings.

There have been news articles from time to time about residents complaining about noise from training flights from the Air Force Academy, which has always cracked me up because if you don't want to see/hear the planes why would you buy next to the Academy which has been there since 1954

Its location is very wooded. You will see quite a bit of wildlife and also possibly have higher potential for fire danger than some other areas. It is located in what Colorado Springs Fire Dept. calls the Wildland Urban Interface area CSFD Wildfire Mitigation

Edited to add that any time you come out of the neighborhood to go to grocery store etc you are coming out into a heavy traffic congested area, Woodmen Rd and I-25. Just something to be aware of.
