Currently staying in a hotel here in Colorado Springs, 4 kids and a wife, moved here a few days ago.

Trying to figure out how to find a place with poor credit. No evictions, no criminal background, good income, but bad credit. Looking in the $1000-1200 a month range.

Every place wants around $70.00-$100.00 in order for them to tell you if they'll reject you or not. I can't afford to simply dump endless amounts of money into applications.

So, anyone have any idea where I should look?

Even Craigslist doesn't seem to have private owners posting anymore. Everyone uses property management companies, most with terrible reputations.

Drive around the neighborhoods you're interested in and look for "For Rent" signs. The ones that are handwritten are usually offered by owner, no middle man involved. Don't completely give up on Craigslist. I found my place there and it is through a private owner as well. I've noticed on Craigslist that the briefer the ad description the more likely it's an owner posting. Property managers put ads up that are more descriptive, in general. I'm not a fan of property managers as it seems like a racket to me; sitting back and collecting $50+ application fees to run checks on prospective tenets that should only cost them half that amount, if that much.

Honestly anywhere in Colorado Springs that isn't dangerous is fine with me.

I see the most for rent signs in the neighborhoods north and east of downtown as well as Old Colorado City north to around Fillmore St. (the west side of town).Drive around those areas and see what you can find. Good luck!
