I love the areas north and east of downtown for those reasons. Quaint, neighbors know and talk to each other, old homes with character, and being close to downtown is really nice.

Quaint and character are two words that DONT come to mind when I think of briargate. It's newer development. It's not bad, it's just more utilitarian than unique.

Agree. I live in what's called Briargate and it's "new suburban" tract housing. Nice and bland. Like me.

^ Brairgate, Stetson Hills, Peregrine, Rockrimmon, etc. They all strike me as nice but bland neighborhoods. That's why I stick to Ivywild and Old Colorado City. Weird, eclectic and off beat. Like me.

I like Manitou, although I'm glad to not have lived there... I just think the peak tourist season would've really ended up pissing me off.

I love my little neighborhood west of Memorial Park. It's called Hillside and some great things are in the works for that area, might be a good time to get in there. (Colorado Springs Public Market and the St Francis property, owned by a BIG local developer.)
