Things could be a lot worse. Here's an article from last November detailing 200 housing markets in the USA where the median home price is $1M. Yes, $1M median (equal number of homes above/below $1M). California has 111 such cities, with 46 of them in the San Francisco Bay area.

In COLO SPGS the median home price is $293K.

They're not terrible though. There's probably more options if you go down to no or a one car garage, too.

Totally agree. Affordable (relatively) Places like COS are becoming rare. That’s why so many people are moving here.

I like how average people can afford COS. Cities that become unaffordable lose there soul in my opinion.

I think people have raised expectations compared to before the HGTV era. Used to be that most people expected a starter home that likely needed some TLC and not a perfect move-in ready house. So really these homes are not that bad, it is just that now people tend to expect like-new or fully-renovated.

That's a no go ghostrider. I REQUIRE a 2 car garage, it's not optional, and also hell will freeze over before I ever live in another area controlled by some Nazi HOA.

When you look at my list of needs, it really whittles me down to basically nothing.
