I’ve lived in Colorado Springs for a very long time (since birth actually lol), but have never bought a house here up until now. I’ve been looking for some time, and although I find nice houses in my price range, I cannot believe the sheer number of houses with either a one car garage, or no garage at all. Given the serious hail problems we have here, I consider it to be a necessity and not only that, I’m a mechanic so it’s a must have for me.

I visited my friends in Las Vegas and it seems like every single house I saw came standard with a 2 or even 3 car garage.


What’s up with this? Do people really not care all that much about it? I should mention it’s not just older homes either, even things built in the last 10 years sometimes only have a one car.

Don’t these builders realize the average family has multiple cars these days?

The builders are all about squeezing as many homes into a space as possible in newer build areas, so that often makes smaller garages appealing to them, I'd guess. And older homes garages were just not seen as a must have standard like they often are today - same with indoor laundry - my home was built with neither. I got the indoor laundry now but still don't have the garage. Maybe someday.

Kinda ironic that I see a lot of houses w/ 3 car garages and they don't have as single car in them- the garages are filled with "stuff" (insert old George Carlin joke here).

Gotta admit, I've never seen a newer home without a garage. I have seen a trend in some new developments where they are building detached or rear facing garages with alleys. No, depending on the price point, I guess they may be deleting garages, but I agree with you that would seem like a dumb thing to do.

Of course condo and town home developments are completely different as is anything built before about, oh...1975.

I miss George Carlin.

It's not just builders working with small lots. Up here in Teller County, where the typical house is on two or more acres, perhaps half the houses have any garage at all. I too find this inexplicable.

Where are you looking? What is your price range? I don't know if I could find a house without a garage in the North West, North East, or East.
