I'm looking at a house and thinking about the direction the backyard faces.
Can you all give me your opinions about the idea of a house with a northeast facing backyard that is west of I25? (mostly east--with a slight angle to the north). So, likely no west view of the mountains or sunsets. Unfortunately don't have the opportunity to see the house in person right now.

On one hand won't have to deal with west-facing sun in the summer. Otoh, would I be dealing with snow sitting on my balcony longer in the winter or would the morning sun take care of that? Concerned about shadows on potted veggies.

Also wondering about resale down the road and if people typically avoid houses W of I-25 without a west facing backyard. (Not even thinking of selling for a looooong time, but your never know.)

Thank you in advance for sharing!

You want a SOUTH facing house if at all possible.

Depending on how far west of I-25 you are (foothills?) you will get a city view (probably) but not a Pikes Peak view that most people want.

I would worry about the backyard less than than the front/driveway. My driveway faces NE and that combined with a large tree in the front yard mean my house is one of the very last to lose its snow from the driveway. Snow hanging around in the back is fine with me - more water might actually soak in to the plants, etc.

Best is front of house / driveway facing south so the sun can melt snow quickly. Most of the small snows of an inch or two will be gone by noon the day of or day after, without shoveling.

My shovel sits unused, because my house is south-facing. The sun takes care of snow (what little we get any more) quickly. Also, if you're doing container gardening, you want that south-facing afternoon sun for your plants.

Since the driveway faces West with a slight angle towards the south, sounds like this house would be fine.
I guess by having the backyard facing east we would avoid the afternoon heat.

In terms of resale, I think it's a non-issue. I have an east-facting backyard, which means the big picture window in our living room has a great view of Pikes. I'd much rather have that than vice-versa.

Our backyard does hold more snow, but that's as much due to the tree cover as anything.
