Hi

We are moving from the UK next spring to COS (hopefully) and looking at homes around $250k. I can not seem to find what the property tax may be for that size home?

Any ideas?

I think it is in the neighborhood of 0.7% to 0.8%...so maybe $1750/year??

Property taxes are pretty low here, I only pay $600 a year for mine ($155,000). I think $1750 is a bit high, but it does depend on what district your in. I think it's probably closer to half that, but certainly not more than $1,000.

Here's the link to the El Paso County tax assessor.

El Paso County, Colorado - Assessor

They have a database you can use to look up any address in the county and see the taxes, so if you find something on a real estate website, you can see exactly what the taxes were last year.

I was right, I looked up that site and my taxes are $588.15 and my house was appraised $155,000 3 months ago.

I live in D-20 and I think mine was around $1200 for the year.
Just depends on the area, and how large your property is.

Edgar, I don't mean to hijack your thread but I'm just curious enough to ask why you're coming from England to COS? Or even why the Springs as your place of choice? I'm actually moving to London in January for a stint and if I get a solid job offer at the end of it I may just move there permanently (assuming my husband can convince the military to give him a slot at the US embassy there of course).

No problem, we are moving to the US mainly because my husband can earn a great deal more in his job in the US in general than over here. He is an Art Director also with the house prices practically half of what they are over here it will mean a step up the ladder for us. We are also looking for a better quality of life, a more outdoor style of life. Its sooo drab and grey over here all the time we would just love a bit of sunshine!

We are looking at a few areas and it will end up being where ever the best job prospects and the best schools are. COS looks beautiful, it seems to have 4 good seasons, good schools, reasonable house prices etc..

London has such a high cost of living, I think I read its No.2 in the world, (Moscow was No.1) its pretty hard getting by, especially with the economic problems.. I know the US is having the same problems, but for us we will have a bigger income so will hopefully make it a little easier.

I wish you lots of luck with your move & I hope you like London
