First of all, thanks to everyone who has helped me out with my many questions over the past months.
We have a house in North Colorado Springs under contract. We are talking home inspection now. Any specific things I need to ask about that relate to the particular area of Colorado Springs? I know to have radon level checked.
I'm searching for a list of the basics, and I know the Inspector will have a list too but I'm looking for specifics on things you asked for or wish you had asked for.

Make sure the home inspector is certified: Home | American Society of Home Inspectors, ASHI

He will already have a big list. Get a lot of photos.

Make sure you have a good understanding of soil conditions. Some areas of Colorado Springs have expansive soils that can play havoc with foundations and driveways.

Pay special attention to drainage. You need to ensure that water flows away from the foundation.

You might consider asking the seller to pay for a home warranty.

Oh, and if at all possible, be there for the inspection and follow the inspector around and ask questions as you go.

And congrats on being under contract!

Make sure the roof is good. Heater works. Carbon Monoxide decter and smoke alarms detectors are present. Depending on where you are you might want to have a radon.

Most have hit the important points. I'd add that there is radon in most of Cos to some level. The more granite in the ground around you, the more you will have, but it can be mitigated. Also, as Vision67 says, have your inspector look very carefully at foundations. If you have much clay in the soil it can really cause you grief with both water intrusion and foundation movement.

We paid to have our house tested for meth when we purchased it. It was a newer house so it was unlikely it had been a meth home but after hearing so many stories about people here buying meth homes and having no recourse afterwards, it was definitely worth the peace of mind. I have a friend who was going to purchase a house in North Gate and it had a positive meth test so it definitely happens all over.
