Just wanted to add that D20 boundary comes down south as far as Dublin. We live just north of Dublin, 80918. BUT, some 80918 (right across the street) goes into D11. Just throwing it out there. Love this area. Older, established neighborhood, tons of trees, we back to a greenbelt. Tons of kids for my kids to play with. In the summer evenings it is not uncommon to have all the neighborhood kids playing out in the street because of the lack of street traffic.

I live in Briargate. In my opinion, I would live in a newer part of the area. This includes Cordera, Wolf Ranch or Pine Creek subdivisions. Parts of Briargate such as Contrails, Fairfax and near Chapel Hills Mall are getting quite dated. You can see it in the upkeep of the homes and yards.

District 49 has had a reputation for overcrowding. They finally passed some bond measures a couple years ago to build more.

I would stay out of Meridian Ranch / Woodmen Hills in Falcon as they are anticipating severe water issues in the future (10 years +). The homes are very nice, I would be scared to invest out there though.

Don't forget about Glen Eagle or Monument. A little bit north, but very nice.
