Renting is exactly what we recommend to newcomers, give it a year, then scour the area.

You need at least 35 acres in Colorado to dig a new well. If they don't have water piped in to that acreage, you will need to have a water tank system and pay for someone to refill it by water tanker.

I had to laugh yesterday as I drove through the San Luis Valley...I saw a sign that was offering a "trade" for land. Someone was so desperate that they were willing to trade anything to give away the land. While I do miss the beautiful views, I don't miss living in that desolate valley.
I would love to build my own home, however like Mike has said, with a lot of caution!

I would stick to Divide or better yet, Woodland Park.

There are nice houses on 2+ acres for $230,000 or so near WP.

As a lot owner in Cripple Creek Mountain estates it makes me sad to see a lot of the negative posts here. I will try and address some of the concerns you have expressed and hopefully provide some answers to your concerns. There are many lots for sale in Cripple Creek Mountain Estates (CCME). One reason is that the projected growth and speculative development over ten years ago created an artificial boom in land sales. Growth since has not kept up with the projections. Many lots were purchased on speculation but many such as ours were purchased with the thought of retirement in one of the most beautiful areas of Colorado. CCME is also 10 minutes from the town of Cripple Creek and there are the amenities one would expect in a small town. Many of the "lots for sale" already have the tap fees paid, presently $3500.00 but 1/1/2010 will go to $8500.00 so be sure the fees are paid. There are many lots that have tremendous views of the Sangre De Cristo Mountain Range. To close I will say that this is one case where " it sounds too good to be true but it is true" CCME lots are a bargain right now. If you are still concerned I recommend checking with CCME for current owner dues and Mountain Mutual water for current tap fees. Contact me if you need further assist.

One suggestion I would make is to try and hook up with a reputable realtor in the area - they'll be able to make suggestions and guide you in the right direction, as far a land goes. Can't hurt and doesn't cost anything ... at least not initially.

You DON'T have to have 35 acres to dig a well. That information is incorrect. You may need a large parcel to use water for other than household purposes, however.

I have the same questions everyone else has. I am actually going up there with my fiance this weekend to look at the community. The research I have done, with the water company is a little upsetting. I will check more as I go along. I used to sell real estate in Colorado (years ago).. I will ask the right questions.. there are a few properties already built there for sale. I also plan to speak to a couple of homeowners as well.. even the properties that have been built are an incredible price.. too good to be true?.. it sure seems so..I have lived in Colorado for 29 years and the cost of owning a home here has gone through the roof...Just sayin!!
