Almost surely not the case. Whitewater is not a town, it's just a loose gathering of scattered houses spread out over a large area. I could see two or three rentals at any given time but not more than that.

I didn't mean 50 rentals available to be filled, I was estimating 50 rentals in use total nearby based on published data on population for the Whitewater placename / zipcode and the % of houses in rental for that area from census data. I can't say for sure how "nearby" a lot of that population and houses are to the highway intersection. Turnover rate is a detail that would take careful local observation, but I would agree it would not be surprising for only a few (if any) to be available at any one time in that general area or especially right at the highway intersection.

I tried to suggest that availability could be an issue in some of the places mentioned including the Whitewater area, but I don't know exactly how tight it is; so I stayed with the data I could come up with estimating the total number of rental houses in those areas. And I hoped that others, including those right nearby, could / would provide more feedback. Assuming the original poster wanted to pursue any particular area further and indicated such.

Any savings that you might obtain by renting in the outlying areas will quickly evaporate when you factor in the cost of commuting. In all likelihood, the cost of fuel will keep going up. Additionally, the time you spend commuting is less time available for more enjoyable activities. On top of that, at least several days every winter you'll have to deal with slippery roads. Live as close to your job as possible, even if it costs a few extra dollars a month to do so.

I really wouldn't recommend Delta unless you worked there and were dead-set on living there. The rentals are overpriced, in my opinion, and the property management group that has most of them sewn up (Choice Properties) is horrible. There are some nice houses in the newer subdivisions, but drive through downtown Delta and I think you'll see what I mean.

Montrose is a nice town and has a nicer feel to it. Unfortunately, if you're working in Junction, it'll be a lonnnnng drive, and any savings you might have had will be eaten up in gas.

Have you looked at Clifton? It's a bit shabbier, but no more so than Delta (I'd much rather live in Clifton), and you can generally get a decent place to rent there.

Aren't the rentals on the whole Western Slope overpriced? i think so.
