It's probably just dirt, with little or no vegetation, no roads, no water, and certainly no water rights.

h nice well kept home couple of blocks from me just sold for 70,000 nice quiet street with mature trees and all new appliances including on demand hot water.pays to keep looking.the buyer had been looking for 8 mos and it just popped up one day and he jumped on it.

Colorado is too pricey for you, but I bet you'll find cheaper houses in Idaho or Montana.

Depends on what you've been accustomed to living wise. If you don't mind a trailer and a dirt lot in the mountains then you'll be able to find that in some places (not Aspen where trailers go for a million bucks). Silver Plume, Georgetown, Fairplay, Hartsel all come to mind as places you might find a place to live in the $100,000 price range. Do remember that mountain communities are pretty closed to outsiders so you best enjoy living by yourself if you don't know anyone there.

Default "cheap" town in mountains

You might look at Westcliffe, nestled on a valley floor below an endless expanse of fourteeners. There have been many people leave since the economic...collapse, downturn, whatever you want to call it.

There are tons of homes near your desired range. And let me tell you from my personal experience selling my home right now in Westcliffe, look higher and make a low ball offer. That's the operating rule right now. No one has ever seen so much for sell in the valley.

Still, it's a true mountain town (my house is at 9,000 feet) but with fairly moderate mountain weather. It is in a stunning setting with nice coolish summers, and winters aren't too harsh. Maybe once every ten years or so there is a record snow, but usually it snows and melts before there is more snow.

Westcliffe is unspoiled because it's kind of isolated. You have to come here on purpose, you don't pass through on your way to anywhere. No condos, no fast food places (except Subway), but it has a lot to offer if one isn't overly urbanized.

It's an hour to Salida, an hour and a half to ski at Monarch, 40 minutes to Canon City, hour and twenty to Pueblo, hour and a half to Colorado Springs.

I'll bet you could find a place with a little acreage very near your price range in Westcliffe. Look high, offer low, see if the owner offers creative financing.

Westcliffe is not in the mountains, it is in a large, high elevation "valley" or "flatlands" surrounded on all sides by mountains. It's pretty. However be aware there are no trees (don't know if that makes a difference to you). It's basically grassland with the mountains in the distance.

Often Westcliffe gets pointed out as a cheap place.

The problem is that there is absolutely nothing at all to do there and almost nothing at all in regards to services and shopping.

I would describe it as more a crossroads/village than a small town.
