Hi Lost Roses, you know I moved up here 10 years ago and Hi Grade was paved. But I have heard stories about the days when it was a narrow dirt road with no guardrails. Similar to that of Old My God road in the town of Idaho Springs. It's a great road now, well maintained all year round. But I must say that its very busy in the summer with road cyclist and motorcycles and I imaging a tourist or two checking out the sights. I think you need to come back and take a leisure drive up here in Conifer.

Good info from everyone. Thanks. My wife and I are moving into Conifer in September. We are still trying to finding a house. We have been using ReColorado and our realtor to look at houses online. We will probably stay in a hotel for a couple of weeks when we get there in order to close on a house.

Last month we stayed in Denver for four days and toured the 285 area between Pine and Morrison. The places that we liked the most are Kings Valley and Richmond Hill/Shiloh areas. The south facing views here are incredible. We will be back on Sep. 6th to look at a handful of specific houses and hopefully make an offer on one.

I have a question about commute times to downtown. When we were there last month we drove from Pine Junction to the Denver Tech Center in/near Aurora, and it took exactly 55 minutes, door to door, at 7 a.m.. My wife's job will be downtown so her commute will be a little different from the one we tested.

What are your morning and evening rush hour drive times between Conifer and downtown Denver? How do these times change in the snow? I keep getting different answers from everyone. Some say the commute will still be an hour in the snow because the roads are so well maintained. Other say the commute in the snow will turn into a 3 hour nightmare. What are your real-world experiences, door to door, no bulls**t? ( we will be driving all-wheel drive cars with snow tires).

Thanks.

Quick clarification: do you mean the bus does not travel during the snow or the bus takes longer than an hour and a half during the snow?
