NW Crow, I like Oregon a lot, but that state income tax burden is absolutely ridiculous. 9-9.9% is insulting.

I figured you would say that. It is different for high end incomes but deductions do matter. On average the state and local taxes by state a few yrs ago were 7% in WY, 9% in CO, 8.5% in MT, 9.5 % ID, UT, WA and 10% in OR. Business taxes were below avg in OR. Indiana on this comparison was 9.5%. Nev 8%, CA 11.4%.

Yes, fair enough. It's a balancing point, and that's certainly the case when this is a lifestyle move more than anything.

But sales and property tax are very different from income. To a certain extent, sales and property are capped, in that unless you are spending a gagillion dollars a year or owning ridiculous property, those rates will hit your pocket only so much.

Income tax, as we all know, drills you on every dime you make. It doesn't stop.

In any event, it should surprise no one that zero income tax states do so much better in attracting business and growing. But your point is very well made and taken.

As someone who lives and enjoys living in a resort area I will offer up something to consider. You may attract employees with decent salary, though $75k is a bit hard to live on, you may find that they don't stay as long as you want.

Many people come to mountain resort towns with an idealized view of what their life will be. They don't realize that shopping at someplace like Target may not exist in a 3 hour radius, the dating pool is shallow, hoping on a Southwest flight for a quick getaway doesn't happen and that spending $1,000 on winter tires is not an extravagance after you skid down a hill and off the road. Some people love and embrace mountain towns but for many it's a diversion for a year or so before they miss being in an area that has food delivery and good cell coverage.

Reno, Nevada. I lived there for about 6 months (winter) in 2009-10. Meets everything on your list (including the no state income taxes which you mentioned also) except for the <50,000 residents. There are some extremely nice areas on the western and especially southwestern/southern outskirts of Reno where you can feel like you are living in the mountains but be just minutes away from city amenities. Tons of nice and affordable housing in Reno proper for your employees. Where I lived in south Reno it was a 23min drive door to door, zero exaggeration, from my house where I was living to the parking lot of Mt Rose ski area via the Mt Rose Highway. Or you could consider Carson City, about 45 min south of Reno, which is smaller (~54k), even closer to South Lake Tahoe, but a little bit poorer of a town compared Reno. Besides Lake Tahoe you also have Pyramid Lake (located in an Indian reservation about an hour east of Reno) which is an extremely unique place. I would recommend locating the office in Reno or Carson over Lake Tahoe itself-- housing is extremely limited in Tahoe whether north shore or south shore, the roads climbing up to the Sierras can be treacherous during the winters, and that would turn away a lot of otherwise eligible employees.

I'm not a fan of the California climate (even in the mountains) as far as the very dry summers are concerned. That said, if one wants to be close to Tahoe, but not have all the political and taxation disadvantages of California, then Reno/Carson City is worth a look. In many ways, it has way more to offer than the Rocky Mountain West does as far as variety and recreation opportunities. To the east is the endless sagebrush deserts and dry Great Basin mountain ranges (great for solitude) and to the west one has the Sierras and, eventually, the Pacific Coast. A fellow I know (a native Coloradan) got transferred to Reno some years back. I figured that he wouldn't like it, but came to love the fact that, in the space of a long weekend, he could explore the desert, the Sierras, and the coast. What he swore that he would never do--and hasn't--is actually reside in the state of California. He's perfectly happy in relatively conservative, state income tax free Nevada.

Of course, I wouldn't exactly call Reno/Carson City the most family-friendly place, what with gambling everywhere and (legal) brothels in several of the neighboring counties. That said, Reno/Carson, like much of the Intermountain West, also has a substantial LDS population. Interestingly, for many years, the casino managements preferred to hire LDS church members to work in the casinos because they felt that LDS members were less likely to succumb to the temptations to gamble and drink in the casinos.

EZ choice for me... I would choose the NV on NE side of Lake Tahoe. (income tax free) Very close to Reno or SNF (I use them both)

Good local economy (Especially with 10,000 Telsa employees and support services headed to Fallon, NV)
Thus you can get started on some commercial investments (and home equity) that will pay dividends far into the future of your family.
There are some less busy areas near Tahoe for a good Quality of life.
Nice yr round climate
Great access to some very neat Mtn Boating (NEV and CA) Quite nice at Lake Almanor, / Lasson NP.
Close to SFO for fun trips and EZ international flights. (I was just there this AM).

But... When the kids are age 15+ head to Tax free WA state an use FREE College instead of HS.

I can't say enough good about how this program helped many kids I taught in Youth group and Homeschool science and math. My own kids got a superb college edu (for free).

Vancouver / Washougal, WA (income tax free) is pretty sweet location if you would like 1 hr to 100% Public access Oregon beach and 1 hr to great yr round skiing. (Mt Hood), 10 min to HUGE Columbia River and terrific airport., and hiking, fishing, and pics out your front door. (Sales Tax free OR is 10 min away)

BUT... watch the internet providers... 10 min away from me the city and countryside is on fiber, the library / rural EDC ran fiber right past me, but I am stuck on dialup (Pay-per-byte).

My WA Neighbors were raised in Durango, I near Ft Collins / Estes Park, CO. We had to flee CO to raise our own families.
