Yes I live in England for quite a while now, but originally I'm from Hungary. Hungary is historically good friends with the US apart from some recent minor idiocies.

COLO SPGS tends to vote 60% or more for the GOP and against new or increased taxes, they even vote down most school district mil levy increases. I would agree that CO is not a deep blue state. In the last presidential election we had a more liberal horseshoe starting in Denver, running up I-70 corridor, and looping back into some of the poorest counties in the south central part of the state. There are a few fingers spreading out from this loop as well. What i would say we have is a population divide where the most populous counties go blue while the balance of the state goes various shades of red.

There's a reason why it's priced low. It could very well be that the price of land in the area is 1.5k per acre or so, but it sounds like you've done your research and understood why there aren't too many takers for this property.


When it comes to easements and securing them after the fact or as a condition of buying the property, that's when things get dicey. I personally wouldn't bother with the hassle and it sounds like the ATV-riding neighbors see nothing wrong with the status-quo. If they were even moderately well off they'd buy the property themselves and build a house on it for their relatives....and continue to use it for recreation. Nothing wrong there, but if it's so cheap they could pool together to buy it. But do you really want broke neighbors?
