I am a horse owner considering a move to Southern CO. My husband would likely be working in Colorado Springs, but hopes to be able to work remotely most of the time. So, anywhere within up to two hours driving would probably be okay. I've been searching Zillow around general region, but a lot of areas are either scrubby trees or what I call "prairie", neither of which I want. My ideal environment would have some tall pines, but spread out enough that you can ride through. I'm also getting older so don't want to be up to my neck in snow, and would like to be within about 45 minutes to good medical care and shopping. We might consider building on bare land, or buying an already existing house. Either way, we want nice views, and access from our property to BLM or State land with good riding for horses. If anyone can give me the "local's view" from a horse person's perspective, including how hard/easy it is to find an equine vet around the area, that would be great. And, any recommendation for a realtor who could help in our search would be most appreciated! Thank you.

You're going to want to either look up in Teller County or maybe up on the Palmer Divide between Colorado Springs and Denver. Land values are skyrocketing in both areas. Teller County beyond Divide out towards Florissant will likely be your best bang for the buck, and offer more protection from development over the long term. Florissant proper is 15 miles from Woodland Park (Divide is 7 miles). There is a hospital with ER and excellent services in Woodland Park. If you need the services of a major metropolitan hospital, there are several to choose from in Colorado Springs, within 18-20 miles of Woodland Park. City-Data doesn't allow solicitation, so I won't recommend a realtor. Good luck!

Perhaps Fremont County would be another place to look. In El Paso County, I think the only area close to what you are talking about it up on the Palmer Divide i.e. around Black Forest, Monument, Palmer Lake. The county north of us, Douglas County, shares some of this habitat, as well, but since you don't mention price/budget, it is hard to say if any of it is affordable for you. I would expect Douglas County to be the most expensive.

I live up on the Palmer Divide (far north Black Forest) and I have horses (well just one old one now), and live in tall ponderosa pines. Hey you want to buy my place? (hah!). I would say this area meets your needs, all except for the access to state or BLM land, and yes, some years we are 'up to our neck in snow', though it usually melts pretty quickly. If you want access to state or BLM land, you will likely need to be more remote and give up some of your other wants, as most properties with this access are up in the mountains, further from medical care and shopping. You may find a place that is close to a local park that allows equestrians. Some developments have areas reserved for bridle paths - ours does, but it is seldom used. Some people ride on the dirt roads. No problem finding good equine vets here. We generally don't have enough grass on pastures here to support livestock unless you have like 20 acres per horse, so you have to buy hay and feed it pretty much year round. Be aware of water rights here. You will need to have a well permit that allows livestock watering. And if you need internet access for work, make sure the area you choose will have the access you need.

Buena Vista or Salida could fit your needs. They are in Colorado’s banana belt. Little snow. Classic mountain environment, but still close enough to the front range.

Just visited both of those towns, have always loved Buena Vista; and the mule deer are running all around Salida right now.
I feel Canon city area also deserves a recommendation, there are many on-going historical renovations downtown; and such a rich history.

Tall pines come from lots of water, much of it from snow. So that is the typical trade off. And if there is lots of water, they may be thick.

How much snow on average are you willing to accept- 80-100 inches per year? 50-80? 30-50? That will narrow it down. I assume 100 plus is out, so that eliminates a lot of the true mountain areas.

I don't immediately see much public land trails near Florissant but check with locals. I see roads thru rural divisions. I see lots of trails north of Woodland Park but I believe that area gets lots of snow. Generally the area just north of Colorado Springs also gets substantial snow (80 plus inches. Sometimes 120 or more.).

You might check Wetmore - Greenwood (snowfall slides from 50 inches to 150 & plus pretty fast) and Beulah west of Pueblo (probably slides from 80 to 120 plus fast). Maybe the extreme southwest corner of El Paso county or just a bit further south or west into neighboring counties. Or possibly Perry Park. Or north or south of Canon City.

Properties where you can ride directly from your barn onto public land will be rarer, usually snowier and usually more expensive. But they exist.
