Anything appealing about Trinidad environs?
If you don't need a job it's not a terrible area. A little rough around the edges and struggling economically. The economy there had a bit of a renaissance with legal weed, but New Mexico just legalized so they're gonna take a hit from that (no pun intended).

I second Durango. Or if money is no object, why not Boulder? Or for that matter--Santa Fe or Taos? Property taxes are very low in NM, btw.

In, Sept-'15 I bought a condo in Grand Junction where I lived for 2.5 yrs. After selling it for a nice profit, I rented for 14 months in Grand Junction while looking for another place to buy. Never found a place I liked, and got priced out of the market during my time of procrastination.

So, I moved to Ruidoso-NM in June '19 where I could still afford the cost of real estate to my liking. Although Ruidoso has much to offer, I never felt at home there, so I sold my condo this past October for a decent profit after just 14 months of ownership.

Now I'm back in PA, my state of birth ( maybe I'll get one of those plates ... PA Native! haha - not too likely.). With the nationwide runup in real estate prices, along with the massive decrease of inventory ( fewer properties and not as nice ), I'm starting to think that I might be permanently priced out of owning my own place ever again --- unless a correction occurs soon. I have become rather despondent.

Moral of the story ..... tread cautiously unless money is no object.
Wow, I wonder how much the interest rate has "improved" since this post.

McGowdog

4 months after I wrote the post ( 1/21/2021 ) you quoted above, I made a ca$h purchase ( $150K ) of an 1100sf, 3bd-2ba, 11yr old, one story home in the PA-Wilds. My monthly housing costs ( Taxes, Insurance, utilities ) are averaging about $600 a month. Living in northern PA (Wellsboro ) is certainly less costly than living almost anywhere in Colorado these days.

Are you a fan of relocating out of country? When I first started thinking about where I’d like to retire, I first looked in at Lake Havasu. Like Lake Tahoe without the $$$$ and the snow. Then I liked the west coast of Florida. I even pursued getting my real estate license there. Mt mother passed and yes there is no income tax but everything costs more and then google “Florida man headlines” I just can’t take the crazy.

Well then I started looking at Belize, specifically Ambergis Caye, maybe Corozal.
And Tavira Portugal near wetlands and undeveloped beaches…
