In Colorado he cannot keep the deposit for past rent unless you agreed to it. He hastily return it to you within 30 days. But if you paid for July, then the return should happen 30 days after that or August 30th.

See landlord tenant laws inter county where the property is.

A friend should give the deposit back. And as a friend you should let him keep the full months
rent.

I am not in CO so it could be different. Month to month would mean you commit to 30 days at a time and must give 30 days notice. In WA, LL would have every right to full months rent + deposit based on what you said. Basically both ways out you are out the months rent. Then choose which is cheaper give 30 days notice and pay another months rent or forfeit the deposit. Because you voided the agreement they have a right to the deposit. As friends maybe you can work something out. Compromise to pay the 1st months rent plus prorated through Aug 15 as that would be a 30 day notice and you'd get the deposit back? Help them find a tenant so they aren't paying a mortgage without some rental income and only pay rent prorated through other tenants move in date or until Aug 15th which ever is sooner.
