I would call the Washington County Extension Office. If they don't know, they can tell you who to call.

Much like the San Luis Valley if he got a deal "too good to be true" there is a reason.

Just trying to find out what the area is like.
What is the community like... Any major community concerns or issues?
You might try the Washington Co. extension office for some answers. An animal unit month (AUM) is considered to be the number of acres needed for one beef cow to graze for one month. A yearling beef animal is generally 0.74 AUM, and one ewe sheep is 0.20 AUM.

My wife retired from the USF&WS Manhattan, KS office. A coworker had been attending the KS Water Office annual meetings on future plans re: Ogallala Aquifer. Current irrigator's children had no intention of staying on the land. Current irrigators' plans were to drain until dry. Any new well would need to be drilled deeper than others, with a goal of deepest lasts longest. Any water conservation strategy would result in you running out of water before other irrigators.

Woodrow, CO, doesn't look too different than far-western KS. Surprised not to see any grain storage silo; that's how kids learn to judge distances on such topography.
Hard to imagine any future sale prospects for a recent newcomer.

It's my understanding Fort Morgqn's Leprino Foods, a state-of-the-art cheese plant produces string cheese, mozzarella, lactose and whey protein powders, is the largest pizza cheese facility in the world. Salina, KS. pizza factory produces Tony's and Red Baron, are ranked second in the U.S. frozen-pizza market and first for school lunch pizza. Don't know if you can smell Leprino from Woodrow /sarchasm.

If you can determine which well drillers are in the area try calling them. I have done this in the past and they have been really helpful in sharing what they know about a particular area.
