Are there any new up and coming luxury neighborhoods in the Columbia area? We are looking to spend < $560K but really like luxury, ie. brick, hardwoods, gourmet kitchen, upgraded bathrooms, granite. 4 bedrooms min, 5 would be even better, and a family friend neighborhood with a playground or pool or both or just close to playground/pool/Y.

Where would you recommend? Is this possible in this price range in Columbia, or do we need to reconsider what $560K can buy in the area? We would like Lexington 1, Richland/Lexington 5, or Richland 2 schools. Much hasn't come on the market since we started looking in December. Any ideas why?

You'll be able to get almost anything you want, anywhere you want it, in that price range.

If I were looking at that price range I would want to be in Shandon or Wales Garden, which both feed into Hand Middle School and Dreher High School.

It's out in the county, and so may be more of a drive than you want, but Lake Carolina is nice. Some areas of it are very upscale and some more moderate.

Golden Hills, Kenwood, Kelsey Glen, Edgerton Estates, etc. Heck just drive down Hope Ferry road and sniff around.
