We bid on a Fannie Mae owned and got it. Of course it has many repairs that need to be done. First thing is a new roof. It is a 2700 sq. ft house and has what is called a hip roof. Any roofers out there than can give me an idea on the replacement cost? I can tell you that it has leaking around the chimney (flashing issues perhaps) and the kitchen, so I do know that plywood in some areas will need replaced.
You need to get a roofer out there to look at it to see what the costs will be. Is there any wood deterioration, one story or 2 story, 3 tab or 30 year architectural shingles (Irecommend the architectural),etc. are the things that will determine the cost. Don't hold me to it but a one story will probably be in the ballpark of 5500-6500 and a 2 story around 4-5k. Tim Dinkins from Elgin gave me a good price on a 4800 sf one story home earlier this year. He does free estimates.
