What constitutes a bedroom in Fairfield County? Does the room have to meet a certain amount of square footage, does it require a closet, or does the assessor just have to come in and say, yep, this looks like a bedroom to me?

I believe any room that is desingated as a bedroom has to have a closet, a door and a window of a certain size. The town maintains the legal bedroom count for each home as part of their tax records and that should be relatively easy to find out. Jay

I'm pretty sure Jay is right. I'm sure some realtors will chime in, but from what I understand in order to be considered a bedroom a room must have its' own closet, window and door. I don't think there is a square footage minimum. Not sure if railroaded rooms are considered two separate bedrooms or not.

Thanks for weighing in!

Here's the issue. The master bedroom and second bedroom are very nice size, great closets. The third room is tiny. The window and door are standard size (even though the door actually folds in half)... but no closet. It currently holds a single bed which is tucked into an alcove, a tall dresser, and a tiny table under the window. A full bed would never, ever fit in that room, nor would another dresser, or even a nightstand. It is considered and taxed as a three bedroom. We're a little concerned about resale. I mean, if WE noticed that it is that small with no closet, obviously potential buyers down the line will notice that as well.

I would question that this room is being called a bedroom. Why not call the town assessor's office and ask? They could probably look up the history. I too would question whether this is a true 3 bedroom. At best it should just be listed as an office or sewing room. It is just the type a thing a buyer would use as an excuse not to buy the house in the future. Jay

I just saw your post, Jay - my realtor called after I wrote my last post... in Fairfield (and in North Branford, if anyone is interested for the future), as long as there is a closet in the hall in close proximity to the bedroom, it is legal to call the room a bedroom. The assessor said especially in older homes, small bedrooms had no closets, and closets would be out in the hall. The closet near the bedroom in this house happens to be a huge walk-in with a built-in cedar chest, which fits that bill.

Viola! (We're still putting a closet in there to avoid this issue for resale)

It needs to have a closet to be a bedroom.Ive seen hundreds of homes and they date from the 1800's.Somewhere along the line someone may have erected a wall and split one bedroom into two.The town assessor should be notified that it is not a true three bedroom and taxes MAY be reassessed.
