starla - wow. providence is not a gang scene at all. i think probably because of distance from nyc, we do not see this. this is, however, a mafia driven town, or so it seems. and therefore probably more blue color type crime, extortion, RICO type stuff. petty theft in the form of car vandalism. but gang would be the wrong term. it seems as you've pointed out, our downtown is smaller and less influenced by brown than yours is by yale.

what do you mean here? " kind of can't believe how much we got up to in our younger days"??

A somewhat desolate location that is not within safe walking distance of amenities. Beautiful condo's on the water in a bad area. If you do decide to rent one, it shouldn't be difficult to get whatever concessions that you need. Most of the 2Br. units are paying out >$1K/month on property taxes and C.C. charges, never mind the mortgage payment, if applicable.

Jay, thanks for the opinion. I'll use this as a chance to vent a bit on my 360 experience.

I went last Friday. I must say - I probably am a little spoiled. So lets get that out of the way up front. I've lived in some awesome places in Providence. This one, for example: residencesprovidence.com

I think being that was a brand new joint, I was expecting 360 to be a similar experience. It is not. It seems that it is really:

1) poorly run. Management buzzato? was clearly subpar. For instance, I was there for a tour at 230. The guide was late by 30 minutes. For the 30 minutes I was there in the lobby, I stood with two other parties waiting for a tour. A dog urinated on the floor and nobody did anything!! It was there for the duration of the 30 minutes I was there.

2) rude concierge. Seemed to be carefree and more interested in flexing his muscles.

3) flimsy construction. It doesn't take a genious to look at construction. The plaster walls have cracks on them already demonstrating stress. Thin walls, and the place I noticed was very thin doors. It just look like too many corners cut in saving money. And what did you expect for a building going up in a recession? I get it.

4) Overpriced. The premium to be paid for living in a brand new place certainly exists - and thats ok. But this brand new place just doesn't feel worth it.

5) Section 8 housing. They must have got a nice tax break from the state of Connecticut because 25% of their leases must be in the name of section 8. And once 360 is unable to pay their loans, I would sense that that 25% will grow until all units are occupied.

In all, I don't see that building going very far. My guess is the builder/owner will do its best to make it appear 80-100% occupied in the next 1-2 years and will hurriedly try to flip it to a buyer. Its not the type of property I would see someone holding on to for very long.

I just don't think you are going to find what you are looking for in New Haven. When I think of "high-end" in Ct., New Haven does not come to my mind. You might want to consider a longer commute, and look into some of the more upscale coastline towns.

I'm sort of quickly coming to that conclusion.

I'll be based out of Griffin Hospital in Derby, and to a much lesser degree Yale Hospital in NH.

How far away can I get and maintain a 30 min drive each way?

Where do you suggest?

It seems traffic would be limiting a person to live between New Haven and Bridgeport and Waterbury. Of course, I could be wrong.

Definitely talk to a realtor in Milford. Woodmont is the eastern "borough" of Milford and pretty nice. FWIW downtown Milford is less than 10 miles to Griffin.

spinnaker is a no go on the dogs. it totally is disappointing. i've seen many of their advertisements on craigslist.... but no go.

i will check out your links, thanks again.

upper limits --- there really is none. i want to live very comfortably. but i at the same time have no need for more than a 2 bedroom dwelling so i imagine that sort of self limits spending - how many 2 br places will you find anywhere more than say 2500$. It would be a rarity...
