Question for those who know Fairfield beach area. Would you live one house in from Reef Road?

There's a home that we absolutely love and is perfect in every way, except it is one house in from Reef. There's a house on the corner lot so we'd be somewhat shielded from traffic but not by much.

It's south of Oldfield if that helps. Here is the listing: 25 Howard Street, Fairfield CT | MLS# 98519326 - Trulia

Yeah, why not? Traffic isn't that bad.

What's the elevation? Don't need flood insurance, right?

Get a quote and make sure it's not too crazy. That would be my only hesitation.

There will be a little noise from Route 1 and maybe a little from train/95, but it shouldn't be bad. Looks like a gorgeous house for the money and the neighborhood will be lively and steps from the beach.

House looks very nice and the area should be fine... doesn't seem very far from the dump, though, so you might want to sniff around when there's a breeze coming in from that area.

It's funny--THAT part I'm not worried about. I have a few friends in the neighborhood and they said that they never smell it (though thinking about the proximity is pretty gross!).

I'm not even that concerned about 95 or Post Road noise; I'm more concerned about Reef Road noise and traffic (dump trucks; regular trucks; people going to the beach; etc.).

Any small amount of traffic you'll get used to quickly. It'll be silent at night when it matters.

More like 4-5k, that's considered a MAJOR flood area. And when you start looking at houses, you will notice water lines about 4-5 ft up in every basement and garage. It was enough to get us to look elsewhere.

It is amazing that people are paying nearly $1 million to live near the beach in Fairfield. That is a nice home but are there comparable homes in the area? I know the neighborhood is changing but I personally would be cautious. Jay
