Hi,
I passed all info regarding Liberty Commons and she doesnt consider it anymore.

Wierd thing just happened today- she just called me- there was a house in Weston they looked at -orginally priced for 475K- waaaay overpriced if you asked me- even with 2,5acres of lot which is slopping lot, and you cant use it in any way. And they just reduced price to 247K...they have reduced it a couple of times, but such a drastic difference? Its on Blue Spruce Cir. As she said the lot is huge, but you cant use it, although 250K for a house in Weston is very tempting. Do you know that area- close to Devils Den ?

Its a very nice area, but not very close to the highways for commuting. If nothing else mattered its where I'd go. If shes considering condos etc I imagine a small house would be good. Theres a couple around Norwalk in decent neighborhoods around the price you mentioned. Nothing big & fancy, just small houses. Saw one off Broad Street the other day right on the Silvermine river where it joins the Norwalk river by the Rt7 extension that cant be much if any more than $300,000.

Hummm.... It must be a short sale or bank owned. They commonly drop the price significantly to get a bidding war going. If your friend is willing to go through what could be a long process it might be worth it. Jay

I'd be very suspicious of a house priced like that in Weston. Both for the process with the short sale/foreclosure (which it must be), or the potential bad condition the house might be in.

Also, that would be a rough NYC commute. Figure ~20 minutes to SoNo or Westport train station, plus another hour on the train, and then getting to the job in Manhattan.

With real estate prices low and lower (on the whole--I know luxury markets are somewhat strong) these days, I think the Op's friend should be able to find something in a better neighborhood for that amount in a great area of Stamford. I've seen several homes under $300k. There's one in my cul-de-sac!!! It's a cape in a terrific area of Stamford....Stamford is a STRONG bet for a purchase. Remember it is all about LOCATION in real estate. Don't buy on the west side for the most part. It is improving, but it remains one of Stamford's worst neighborhoods....
Stamford's a good bet and with the prices so low, in a year or two, they will go up. Schools in Stamford are not as great as surrounding towns, but they are still pretty good on the whole. NOTHING like inner city Bport .... not amazing like Fairfield or Darien, but not many schools are.

I think i know that one. The 2nd floor isn't finished though.

Hi,
I know what is wrong with that house in Weston. They dropped the price over 120K which is a lot even for a short sale- which it is. It was "sold" twice before, but didnt pass the inspection the future buyers wanted it to. The house has cracks in foundation, and 10% of it is built on the "edge" of slopping lot. Although the owner says that everything works fine- you can open and close sliding doors etc. but it isnt the best idea for my friend. The builder or someone who know how to have it fixed without putting another 100K in it may be willing to get this house, but not a young couple who is buying their first house.
Any commends on Ledgebrook/ Gillies complex in Norwalk?

I agree with you completely Jay. It could be good for someone with construction experience, but not for my friends.

Have your friends considered looking at any of the townhouses around the Merritt 7 corporate area in Norwalk? My fiance and I live in this area, and although we are renters and not owners, we are very pleased with our decision. I commute via Metro North (a 3 minute walk from our place) and he drives to work everyday. Everything we need is within a 5 minute drive, our neighbors are all very friendly and we are within driving distance to several parks and beaches.

I admittedly can't speak about the schools in the area as we don't have any children yet. We haven't experienced any issues with crime, knock on wood. I barely even notice the train noise, but we are further up the hill so that likely makes a difference.

The commute into the city isn't bad. There are about 4 morning trains to choose from for my commute and the evening trains are also convenient. Occasionally I will take the train into sono and take a cab from there. Plus, the Danbury line train is super quiet and for the most part, full of respectful passengers. My experience on the New Haven line trains haven't been quite as pleasant.
