I don't live that close to Branford, and even i've heard(not just here on this forum) that Montoya is to be avoided. If the perception has reached this far, you're not going to change it. The only solution would be to change the name of the CONDO complex.

Again, call the BPD for statistics. Proof is there.
And if it's so great, why do you want to sell your condo?
Resurrecting this thread. I lived in Branford recently for about 8 months. Relocated there from Memphis and I couldn't believe we could leave groceries in the back of the truck while we went in another store and expect them to be there when we came back! (but they were!) I commuted to New London for work - lovely drive. A few short miles away I rode at a stables. And the amazing Branford Land Trust made me fall in love with Connecticut. I thoroughly enjoyed my time there. Did I mention the awesome antique shops and orchards? We still have a totally restored trailer there, if anyone is interested. Our monthly bills were about $500. AWESOME. I got a job offer in Hawaii so we relocated. I enjoyed Branford more than I'm enjoying Oahu. Okay the beaches are a step up but that's in.
Branford is a town with something for everyone, and it's safe with good schools. I'm sure if you apply your own judgment, you will know where you'd like to live in the town -- there are many options.
Really though, there aren't many places you need to worry about, just beware of price tags that seem too good to be true, and do your research ahead of time (seems like you are).
Thanks everyone for all the great comments about Branford. I am thinking of moving there in retirement (from expensive Fairfield County CT) and it's nice to know that people who have lived there think it is a great place. Is there anyone that has lived in the section up north where all the condo's are? We are looking at the Hampton Park condo's and I would like to know how people who have lived in that area liked it. We are also looking at the other condo's in the same area but all the different condo names escape me at the moment. I would also appreciate comments on condo's in other areas of Branford.
In regard to Hampton Park condos. I think you may want to ask yourself what your expectations of a condominium are in retirement. These are not 55 + communities.
Hampton Park is toward the lower range of values for the town. Although they're pretty typical of condos in the huge section of condos in that area. Hampton Park is also one of the few complexes in town that has a number of three bedroom units. The complex also permits rentals.
So then who lives there? . Lots of first time buyers getting in at the ground floor level of pricing. Lots of families with children who want three bedrooms. Some tenants. However, all those groups are not going to be long term residents. The young families will move up and out when they can afford a home. The tenants will eventually move on after a year. What you're not going to find will be lots of other retirees. None of this may matter to you. Then again you may want more peace and quiet than you may get and you might like something of a less transient complex.
You're going to find more retirees in the complexes closer to town and closer to the water. Those complexes will, in general, also be higher in price. Long Island Sound/ salt marsh proximity = more value. However, compared to Fairfield county prices none are astronomical.
You might like to look into Sylvan Point, Turtle Bay, Harbour Village and Castle Rock. Prices vary widely.
Any condo complex that interests you try to take a drive through on a Saturday night and Sunday afternoon just to see what the parking situation and human density is like. Visit on a Wednesday morning and everything looks peaceful and empty. Of course it does, everyone is at work or school- lol
There is absolutely nothing wrong with any of the condo complexes in the north end of town along Hemlock Dr. They really aren't all that far from town and like most of Branford, it's safe. It just may not be retirement heaven. Good luck
Thank You so much willow wind for all the advice. I will look into the other condo's you recommoned. I am not looking specifically for a 55+ retirement community, actually the opposite. My husband is a little older than me and we will be moving when he reitres so I will still be working part time. I do Music Therapy & Kindermusik so I want to be in a young and vibrant area with young adults and children. I am hoping all the young adults and kids will keep me young and working as long as possible. I am hoping that I can play my music and sing in some of the little clubs and restarants there. I have a friend that does that in one of the Branford restaurants and I would like to do the same. I am going to be far from the typical retiree.
I will tell you why I am attracted to the condo's in the Hampton area. I love that very big swiming pool and I could see myself swimming and lounging there. I looked at a condo at Harbor Village near the water and really liked it but after Hurricane Sandy my husband said he does not want to live so close to the water now. The condo's near the water are off limits to me now lol.
I also love the Town Hall Green area and would like being close to it and walking there. Do you recommend any condo's near the Town Hall Green area? I live within walking distance from my Town Hall area and I love being able to walk there. Did that area get flooded during Hurricane Sandy or is that far enough from the water?
Your post (and many others) is a wealth of information that you just can't get from realtors and I thank you for that.
I can think if just two complexes near the town hall area. One is called Anchor Reef and is on Maple St. just a couple of blocks south of town hall area. It's pricy, asking prices in the mid $300,00. It's also a three story building with apartment type units.
The other is Rockledge which is at 81 Main St. a few blocks west from town hall. These are townhouse styles in the $ 150,000 range.
