Yes, Buckhead is very expensive but that is just one “neighbourhood.” Take a look at home prices in Alpharetta, Roswell, Johns Creek, or Cumming. All cities where a greet percentage of the city’s “professionals” tend to live for great schools, plentiful recreational opportunities, very safe areas and they are much less expensive overall than FFC.

It is not that drastically different. FFC to Fulton County is not "a fraction". It is cheaper but not "a fraction".

And once again I have to stress this point. If someone is in the higher incomes and they want good schools for their children the towns you will be living in around Atlanta are not that much different than the towns in FFC.

Again those are just home prices but ifnyou want to do that, look at the taxes. You still come out cheaper in g.a

Median price is meaningless. You have to look at price per square foot.

Fulton County GA: 174
Fairfield County CT: 268

A 1200 square foot ranch in Fairfield would be approximately 121k more than in Fulton. And that’s before you factor in property taxes, which are on average triple what they are in GA.

To your last point, everything on paper says what you’re suggesting to not be true.

BINGO. Had a relative sell a Orange , Ct home for about what their Hendersonville, Tn home cost. Former was 1500 sq feet, 60 years old, the latter 3,400 sq ft, under 12 years old, with far more built in amenities.
The latter also had 3x the lot size, with far better landscaping. In a quieter neighborhood, to boot.

My town is pretty average in FFC with very good schools.

Trumbull CT Home Price and HH Income
Home: $402,112
Income: $117,163

Alpharetta GA
Home: $408,600
Income: $95,919

Roswell GA
Home: $345,400
Income: $85,409

Not that much different. Not drastically different anyway.

I didn't put the other towns because the demographics are drastically different. All data from CD.

But most of those homes down south do not have basements. As the wife of my college friend who now lives in a Texas pointed out to me, the reason southern homes are so big is that they lack basements for storage and bonus rooms. They need to make up for that. That Trumbull home may be smaller but it likely has a big basement. Jay
