If you are considering that much money on a house and would like a garage, you might engage an Architect to have a look and tell you what is feasible, based on zoning and your wants. You do not have to share what you learn with the seller.
A small amount of money spent could result in good news or you could at least be glad you investigated and didn't buy a lemon.
Forgot to mention that the house in the beach does not have a basement due to FEMA regulations. Is that a big issue?
If you have a basement it would be an issue. Basements are below base flood elevation. A house near me in a flood zone only one on block with a basement and you cant give it away so owner is doing a fire sale.
Buy at the appropriate price. It will appreciate like other property IMO, but you have to make a healthy adjustment for it.
Resale value is only as good as purchase value.
Actually over the long term real estate does not appreciate. Once you inflation adjust real estate you will find it is a good hedge against inflation, but it does not appreciate at all.
Take grandmas house she bought in 1920 and inflation adjust it and guess what it has not appreciated at all.
Theoretically you will be paying less for a house with no garage than you would for a house with a garage. When it comes time to sell the house with no garage, that you paid less for, will once again sell for less than the house with the garage.
FWIW, my realtor would not have shown me your wetlands house if she thought it would be a problem. She also found a house for a relative of hers in that same neighborhood and they really love it there. IIRC the garage is at ground level, and the accommodation is all above that? But you need to be comfortable about living amongst the marsh, it defines that little neighborhood really. There are trails on your doorstep too.....that may be appealing, or not.
As for garage, for me personally, its essential......
Personally I would never buy a house without a garage. That said there are others who would. But I think you already know that you will be limiting your resale audience right off the bat. So be careful and pay accordingly...
