I'd argue the commute is not superior. Midtown is still the employment epicenter (Midtown remains the busiest single commercial district in the United States and the largest in terms of office space). Jersey City to midtown is about 45 minutes by mass transit. Essentially a wash relative to Stamford.

Exchange Place to Midtown is only 30 minutes

I think they mentioned it is 60-70% occupied now. The common charges are still quite high (1100+ for 2BR and 1300+ for 3BR) excluding parking per month.

$1100 monthly just for common charges?!

Kid, those over the top common charges are not unusual in condo projects with lots of unsold units. The expenses and accumulation of reserves are being passed on to the current unit owners.

The developers usually put some sort of wording into the condo docs that they don't have to pay common charges on unsold units. They only have to pay if there is any shortfall in expenses. So basically what you have is the 60% sold units carrying the 40% unsold.

Adams Mill River in Stamford is similar. ( this is the older Mill River complex) . The monthly common charge is in the $ 700 a month range with another special assessment which is, if I remember correctly, over $ 100 tacked onto that

That's as expensive or moreso than a lot of NYC towers...without the convenience and in some cases pre-war charm.
