I think this has more to do with the economy and the lack of a lot of entry-level jobs. This is changing as is the economy. Fairfield County is still a desirable place to live. There was just another article in the Post saying that more younger people are moving here because of the prices of housing in New York City and the increased desire to buy a home. Considering the OP's article gives actual population shift statistics and your article focuses solely on home values, I'm going to go with the OP's article.

It depends on which young people, those with families or planning to start families are moving in. Singkes are moving out. Theres probably more of the latter than the former.
I just moved from Stamford to a job in NYC and in my 20s. For me, A TON more companies and job opportunities in NY, stamford cant compare in terms of entertainment/food/culture really anything. and stamford's housing market prices are almost becoming the same as Manhattan, why would i pay to live in stamford if i can pay the same/similar price to live in Manhattan or surrounding burrows?
Metro North has been awful with the commute and the price of almost $300 for a monthly pass. The trains never seem to run on time and are way overcrowded. Stamford is a nice city but to me it lacks the culture and feel that a city like even New Haven has. I felt like Stamford caters way too much to the Finance crowd and while Manhattan does similarly, there are a lot of other areas and places that don't.

The young people from NYC buying homes in Fairfield County are likely to be able to afford that life style, likely the ones working for a financial institution or hedgefund. As a long time fairfield county resident growing up, i will not be able to live in that county when i get older and settle down. its a desirable place to live if you can afford it and like being among those that can as well.
When you look across the country and see how cheap land can be, i dont really understand the draw outside of NYC or maybe proximity to family why people scrape by instead of moving somewhere so much more affordable.
I know quite a few 30-somethings buying $2M+ homes, so clearly there isn't an affordability or desirability problem. It's just that there's a delay in moving out to the burbs, IMHO.
Little Nice Moderately Priced Housing + Few Entry Level Jobs for College Grads + Few Nighttime Entertainment options = This Result.
