Thanks everyone for your insight. I knew there HAD to be a few reasons, and it sounds like poor schools and a lack of infrastructure could be some of the main ones. I figure that the taxes could 'even out' some because the home purchase price and values are lower, but I believe that if you're going to pay CT taxes, you might as well get what you are paying for, which is good schools.

A primary reason for looking there was just because the prices seemed too good to be true. To the one poster that asked whether there are reasons to live there compared to the other towns, the answer is no.

I suppose the consensus is to save up and get a neighboring town. Thanks

If you don't have kids, then Waterbury might be a good option if you're looking to stay frugal. I really don't see the point of spending big bucks in any suburb if you're not raising a family yet. But as others have said, the taxes are crazy high. While the schools don't have a good reputation, kids with involved parents do very well in the public schools. Plenty of people have chosen to raise their families in Waterbury whether they go public or private school. Certain elementary schools are tough but the West Side has some good schools and Kennedy High has the SOARs program which does well. Honestly, there are only a few areas that are sketchy and even most of them can be driven through without any issues. Bucks Hill, Bunker Hill, Town Plot, East Mountain are all nice charming areas and if you could get some good bang for your buck there, go for it. Amenities are plenty as are great food options. Check it out for yourself. A lot of people have their noses in the air regarding Waterbury and are stuck in the early 90s regarding crime. The crime rate in Waterbury is nothing like Bridgeport, Hartford or New Haven.

While i personally find Waterbury to be underwhelming, i totally agree with the above statement.
