Anyone familiar with Ridgeview?

Specifically, I need to know if they allow large dogs (labradors, in particular).

Found a great property but no idea about the HOA's pet policy.

They allow a dog or a cat but I don't know the size permitted.

You could call the listing agent and ask to see the written policy on pets. Don't believe word of mouth from a real estate agent as sometimes things get grandfathered in for others that might not be applicable to you.

Or you could call the property management company and see if they can enlighten you. However, at some point in time you'll also want to see the policy in writing. .

There is also a special assessment on the complex that will add some $ 150+ on top of the monthly condo fee for another 3+ years or so. Could be a negotiable item in a sales contract.

Are these the Vicki Lane properties by chance? They have the special assessment of $150.00 add'l through 2016. Their pet policy is 2 cats OR 1 dog and the restriction is 20" at the shoulder, however they will accept larger dogs after a vet certified letter attesting to their behavior/temperament and a picture. Of course the selling realtor followed that with an "I think"? so I'm sure how reliable that info is. Beautiful unit, but I decided to pass.

Yes, definitely get everything in writing. I was about to sign a contract for a new house in a HOA advertised as "pet friendly" when I saw a clause saying all pets have to be on a leash outside. I have a cat, who had never been on a leash. The salesperson said it "shouldn't be a problem" but would not put that in writing. I later learned some people in that complex complained about cats being outside without a leash. It was even suggested to me that I get a big dog crate and put the cat in it so he could still "be outside" or tie him up. I passed on that complex.
