Forget about new construction and 2 acres in SW CT unless you want to take years off your life for a ridiculous and stressful commute. Forget about Newtown, taxes are downright offensive, town leadership there has become totally full of itself. I agree with Oxford and Monroe, both great and would be relatively easy commutes.

I agree with the others. Monroe, Oxford and Newtown are all great towns to consider - especially if you don't mind living in a rural-type setting. I would also throw Trumbull on the list. It's closer to Bridgeport but still not too far from Brookfield (maybe a half hour?). I also agree that Oxford will have the lowest mil rate (property taxes) of the group.

Taxes are calculated by the MIL Rate X the Value. You cannot assume a lower MIL Rate will equal lower taxes....gotta do the math

Looking at similarly assessed homes in all four towns, Oxford's taxes come in far lower than the others. In this case, the lower mil rate definitely equals lower taxes.

Oxford is your best value in towns with great schools.

If you want max bang for buck, look at Seymour. Similar value to NM and it's an up and coming town. Quick drive to Bridgeport and not too far from Brookfield.

Thanks again for the information.

Does anyone have experience with the rental market in FFC? I will only be living there for 2-3 years and would ideally like to rent my home upon departure.

Rental market is busy. I had a 6 properties lined to show to an incoming transferee last weekend, and after I talked to the listing agent, only 3 were actually available. This was around $2300 a month for a townhome in Danbury.

At this time, there's nothing for rent on the MLS similar to the time of home you are looking for in New Milford. I would think for a single family home in New Milford worth about $400,000 , you can get about $2400 to $2500 a month with the tenant taking care of the yard and paying all utilities.

Remember there is a wide range of housing types in the $400,000 price range in Fairfield County. $400,000 in say Greenwich buys you an extremely modest home, likely a tiny condo while $400,000 in say Newtown would buy you a decent mid-sized house on a nice piece of property.

That said, rentals in Connecticut (particularly single-family homes) are hard to come by so you should not have a problem finding renters. The amount of rent you get though will vary from town to town but I would think it be similar. Jay
