Developer plans $57M mixed-use project in Bridgeport | Westfair Communications

A rendering of the proposed mixed-use development at 60 Main St. in Bridgeport.

Early plans have surfaced that would see a Westport developer build a $57 million project of 1,200 apartments, restaurants, a waterfront promenade and a 205-slip marina in Bridgeport’s South End.

Developer and property owner Westport Property Management has received necessary city approvals and $2 million from the state, which should fund the majority of the cost of environmental remediation at the former Remington Shaver factory site, according to a statement from the city of Bridgeport.

The initial phase of the project would include 200 market-rate apartments and one retail building at the shuttered Remington factory at 60 Main St.

This has been in the works since before 2008. Westport Property Management is developing, and Perkins Eastman is the design architect. The property has existing buildings that need to be demolished, and the DECD has already granted money for its remediation.

Note the article erroneously states the entire project will cost $57 million -- that's only the first 200-unit building. The entire redevelopment was estimated in 2007 to cost $700 million, which is closer to $1B in today's new building construction costs.

Here's a conceptual rendering:

I used to work near there... it is a beautiful piece of property, it would be awesome if this could come to pass. As stated above, significant environmental remediation needs to be done. Also, maybe bring in the ghostbusters to neutralize the bad juju! Seriously, the Remington Factory is renowned for being very haunted.

That makes more sense. $57 million would not be a lot for 1,200 units of housing. Great development. The only problem is that getting to it is a bit difficult since the city closed off Main Street for the baseball stadium. Never understood why they did that. I thought it was very poor planning. Jay

Exactly the type of mixed use, urban development that CT needs. Include a shuttle to the train station and you create an alternative and alleviation for Stamford growth.

Is this still in the works or will this most likely disappear and never be built?

The poor access to downtown and I-95 plus being next to the powerplant could make this a very difficult site to develop for residential uses. People love the water though and may be willing to overlook these but it would have to be at a very good price. Jay

I agree -- In a perfect world, Bridgeport could negotiate with the MTA and CT DoT to build a local Metro-North station in the South End, preferably near the 25 interchange. The area has value: University of Bridgeport, waterfront and parks, and it's located quite centrally along the coast (commutable to NHC, western FFC & NY).

The Main Street decision is a shame. I never notice that until you pointed it out.

The rendering is the master plan, so it's just conceptual. The project is being built in phases and is going by market demand. The design is likely to change down the road.

I would guess to make sure the people from suburbs don't wonder off into more shady places maybe Hartford would do the same blocking off the street at home games to make sure people don't wonder off into the Northend
