Cero Taco,

Even a fixer upper in Westport is going to cost 600K, with teardown and rebuild, a mill might be tight.
Just look in the $M range and be done with it. I hear Saugatuck ES comes highly regarded.
umm, 1300 on your SAT is not Duke or Yale material unless you have outstanding extracurricular activities and the like . Duke is closer to 1400 and Yale nearer to 1500.

I know someone without political ties who got into Harvard with a 13-something SAT score. They did however have amazing extracurriculars..

OP here... sooo... Saugatuck? Isn't it kind of busy / commercial, bars and such?
So you can still get a fixer upper in a quiet neighborhood for $600K?

It's fairly quiet there. Not really a true bar scene. Older crowd at restaurants.

Decent amount of traffic though, and it's near the highway.

Look on Realtor.com. $600k doesn't get you much anywhere in Westport. Unless you're ok with a small fixer upper.

I think Raider suggested Saugatuck Elementary School is highly regarded. It is. But it is zoned for all the kids who live to the east of the river - near downtown (Main St), along Imperial Ave, the Gault Ave neighborhood, as well as the neighborhood behind the Five Guys, and down near 95 (Rocky Ridge Rd area). The district has a color-codes map you can view online for school boundaries.

The neighborhood on the west side of the river (and this includes Saugatuck, Saugatuck Shores, Old Hill, including the houses directly adjacent to Saugatuck elementary school) are all served by Kimgs Hwy Elementary School.

Hope this makes sense.

Also, I personally think greens farms neighborhood is "less desirable" for families with young children because many of the estates found there are sometimes *too secluded*. Many families that I know if are looking for neighbors relatively closeby (in culdesacs or smaller intertwined streets like found around the in-town areas: Evergreen, Tamarac, Washington, Juniper, St. John's Place to name some specific examples). A tip: take a look online at the school bus routes/times and then drive around the neighborhoods or house you are looking at and see what the bus stop looks like. Is it empty save for a lone parent and couple kids? Or are several families hanging out together in pajama pants with a dog leash in one hand and a coffee mug in the other while the kids play while waiting for the bus. We have found that the school bus stop to be the primary gathering spot for the day and where our closest friendships have formed - both kids and adults.

On the Metro North ride to Grand Central in the morning 90% of commuters at Green Farms stop has suit and tee like they work in Wall Street.

It doesn't unless you're in a flood zone.

In my humble opinion, Greens Farms is one of the most desirable areas in Westport because of its lovely homes, the acreage, the proximity to everything in town and its own train station. And, families who are in the Greens Farms Elementary school wouldn't want their children to go anywhere else. The best thing you can do is get connected with a realtor to give you the real scoop on neighborhoods.
