No, it's not. 1-2 times / week is a joy-ride. Or getting out of the house. Read a book, listen to your own music. OP will enjoy escaping 1 or 2 days out of 7 from the "craziness" at home.

I'd hesitate to buy at all if you can't put down at least 15-20%. I thought financing over 90% of a home purchase went away after the financial crisis in '08...

OP, don't rush into the biggest purchase of your life. Rent until you can comfortably afford a home or condo.

I wouldn't call a 2 hour commute each way a "joy ride". Going by their post, the OP agrees.

I wouldn't want to do any NYC commute any # of days, but I'm spoiled with a 10 mile 25 min commute. 3hours/day spent traveling to and from work whether sitting in traffic or packed in like sardines in a large metal box is not my idea of a joyride.

For the OP, still a great area to live whether its 350K or 500sK and still have the desired 1 hour-ish train ride to GC

OP is young. He can travel once or twice a week. That's a small compromise to get a 350k house in an excellent school town, and pay 5-6k in taxes.

350k, excellent schools, 1 hr train ride, not a tear-down shack -- something's gotta give. Only OP can decide what he can compromise on. He can't have it all. And no, Bethel, New Fairfield, Brookfield, Redding maybe 1 hour train ride, but he needs to add 20-30 minutes drive to trains.

Putnam and Orange county can also give him similar towns to Bethel/Redding etc, but just higher property taxes for same house.

Isaac,

I have lived in Norwalk for 6 years. 32 years old, married, own a 3 br house in east Norwalk bought 3 years ago for under 300k (it's appraised now at 350). After refinancing I knocked out pmi and with taxes, insurance and principal it's 1650 a month. I'm about 5 minutes from east Norwalk station by car and honestly you could bike there in 10 minutes if you wanted to.

I do a commute to midtown every day. The shuttle from gct is fast if you catch it right when you get there. There is 636 pm train that is literally 59 minutes to east Norwalk. It's a gem.

My advice (from someone who actually knows better) is look in east norwalk. It's not nearly as traffic ridden as Stamford, you will get a little more for your money, and there is actually a semblance of urban, walkable things to do. If you want to save a little slice of culture, great food, hour commute to the city, and great parks and a decent beach, Norwalk is perfect. Fairfield is ok but look at the prices right now. You aren't going to get much for under 400 and your commute will be terrible.

I will go out on a limb and I'm going to get flak for this, but for a young couple who still likes those pieces of the city (great food, nightlife, diversity) Norwalk destroys Fairfield. Schools are better in ffd but even with that, Norwalk is growing and the home prices are proof of that. You can't find anything anymore under 300k and just a few years ago you had some options like I found. Who is going to move even further out and buy those homes that were dumped because of GE leaving. NY money just isn't worth living that far down the metro line anymore. Young people understand the value of time a lot more than the older generations do.
