The chances of finding a suitable house in these areas at 450G are slim.

Nah, you can get a decent house in Springdale/Glendale for that price. Modest, but doable.

That particular street is a little strange because it's between the busy roads of Courtland & Glenbrook, the train station, and the industrial Crescent Street. Therefore it is sometimes used as a cut-through, and there is a fire station on it as well, which not everyone loves. Otherwise it's walkable to a lot.

It can be said that the hospital is on the southern edge of the northern border of The West Side, with that border being West Broad St.

North from there is not The West Side, its Hubbard Heights, considered a historic neighborhood.

This house is fairly close to an Industrial area. It's an OK area. There is another area that you might be able to find a house for your budget which is better IMO. If you can find a house in the low to mid "ridges" the area is more family friendly. This area starts at "Bulls Head" (where Long Ridge and High Ridge meet at the bottom) and goes up to the Parkway. One of my brothers lives in the mid Ridges.

Here are some houses in the lower "Ridges".

This house is in the mid ridges which is even better. You can tell this is a better neighborhood by the higher prices on the other houses near it.

The Cedar Heights area off High Ridge up near the Parkway is a good area too.
