Also check out Trip Advisor. I used that for a recent trip and it was great. I tried Hotels.com too, but got more out of Trip Advisor

OP, the wild price swings are mostly due to discount sites, like PL, Expedia, hotels.com.

3 stars get such putrid rates 9 months a year-they must make up for it in the summer.

I like PL, have gotten Milford HGI $75 or less many WINTER nights, but that is not a sustainable rate, especially as their rate was most likely less then the pl pre tax rate paid, and on top of that, a percentage must go to the corporate parent.

Years back, a friend who has managed a few area hotels decades now, told me the incremental cost to serve a guest was about $30 per night. That was with a far lower minimum wage, so it is likely $35-$40 now.

So my $75 w tax, which was about $60 pre tax and pre booking person fees to pl, was likely $55 to the hotel, and from that, corp gets their cut, too. Then take out $35-$40 to serve me, and its an ugly picture. Add in even with discounting, occupancy rates stink many weeks and months.

This will hold through September, and these 2 months are why we keep the 3 stars. If all months were winter, they could not make it. Prices plummet by the end of November.
