Also in a reactionary shift, houses in more rural areas Greenfield Hill, Weston etc.....could become more in vogue.

I dunno about Black Rock getting inundated by Westchester residents... Could be but I personally have not seen a lot of movement or rumours about NYers incoming. Could be, but the way news travels here I think someone would have noticed and, ultimately, complained about Westchester types moving in

What empirical data are you looking for? I’m happy to help out but I don’t have papers to prove my point. Just street knowledge.

A good deal of homes are pending sales in the Greenfield Hills of Fairfield, pre-virus too.
I'm not sure I buy into the trends thing. If folks see good deals, make no mistake, they are moving to the hills and woods still.

Bruce and Diane with 2.5 kids and the Golden Doodle aren't interested in high rise residential living quarters downtown with retail on the first floor. They're ok with driving 5-10 minutes to get their Starbucks Venti Strapacchino.
