Which price? The $334 or $589 or both?

Remember Vesper Street is the street that had the new $800,000 homes being built and sold. That said this house is going for $311 per square foot while those new homes are $279. That kind of shows how absurd the $589 price is. At $279 per square foot, this home should be $529,000 which is also absurd since it’s not new construction. I think it should be under $500,000. More like $450ish. Jay

Ha, nice find. Bought in 1993 for $188,700. Had it for rent a few times and kept relisting/removing it to sell.
Finally sold it in 2021 for $334,000.

Either that owner had a horrible listing agent or it just had to be sold for whatever or it was trashed inside? Maybe an older person? Maybe it was a foreclosure?

The inside looks updated. Old Boiler. Old Electrical panel.

If you look at the history of this house since 1993 you see it was owned and lived in by the owner until 2018. It was also expanded and remodeled by adding the second floor. Then you see what happens when a home is overpriced for the market. The home has several price reductions until the owner gave up and rented it for two years. In September 2021 it was relisted for $350,000 and sold for $334,000.

According to my cousin who looked at the house to buy it, it needs a lot of work. The expansion was done low end 20 plus years ago with builder grade finishes. The floors are uneven and the mechanics (furnace, electric, plumbing, roof, etc.) need updating. It’s laughable because the new owners have done nothing to it. Hopefully buyers will see through this. Buyer beware. Jay

Is April 1st the traditional time when many homes hit the market for spring? Or is it May?

I went on the real estate site today expecting a lot more homes to be on the market and lots of new homes are just not on yet.

First week of April is spring break for a lot of K-12 schools. It should start to pick up next week.

$334k-$450 seems more in line with existing comps of the area. Nearly $600k is about what most of Puritan is going for right now.
