You're absolutely right. Keep up the good work you do here.
Hard working law abiding middle class NYCers tired of machete wielding maniacs and the on-going covid/social justice dramatics of their Loyal and Devoted to the Altar of NY neighbors are left now with no choice but to look further into CT.
For many, the Greenwich to Fairfield stretch was never in play. At one point Bridgeport, Trumbull, Stratford and Milford were in play but not anymore. Now they have to look further up into the Naugatuck/Waterbury area.

Agreed. Waterbury residents aren't commuting to NYC.

These Waterbury area personnel are generally employed in retail, healthcare and automotive, easily transferable to new locations.
Manhattan commuters grabbed up everything between Greenwich and Milford at record clips. Can’t blame them. You know what it’s like. You have a front row seat witnessing the city become a hellscape of unimaginable horror.

The shift from working in the office to working remotely has allowed former NYCers to move to further out areas like Waterbury, as they no longer need to commute to the office and can now work from home.

I am guessing the outmigration from NYC to Waterbury itself is very low.

Waterbury is a city of last resort and is generally not somewhere people are clamoring to move to.

It’s unfortunately a rather low tier city for the state and not improving. Even Bridgeport is improving.
