I believe a few of those Nj Cities are suing Nyc over this. Interesting case

There's a high burden of effort here for fraud. I'm doubtful of abuse in any significant numbers.

Its horrible, but many cities either do it, or have done it.

Remember Hartford Courant quoted pols saying we need to double our cities' populations. This may be the only way!

My hometown (Mt. Vernon, NY; #4 on that list) is considering a lawsuit over it as well....

Yeah, I’m pretty sure it’s not. I’ve heard of LLs making such demands (6 mos up front with poor credit) when renters were using realtors to secure. It’s not common but I’m not sure it’s illegal.

In CT lls can only ask for up to three months before move in (first last deposit, or first and two months deposit). Landlords demanding more probably aren't following the escrow law at that thinking the tenants think housing court is expensive or would put them on ice lists. It's massively illegal.

But preparing actual rent is fine.

I’ve prepaid rent a few times when I looked at it, decided I wanted it, and the owner said they were showing it to a few other people. I wrote a check for a year’s rent once.
