It's waaaay too big to become a Westport. If anything it will trend more diverse, like the country.

This is just my casual observation as someone that’s lived in the area for a long time.

It seems that most of the change in residential Fairfield has been south of the Post Road. Particularly the Fairfield Beach area. That seems to be where a lot of the new wealth is landing. Lots of tear downs with big houses popping up.

Other than some areas where ultra mansions have been built, namely Southport, Greenfield Hill, Congress Ave, Sasco Hill Rd - the rest of the town seems pretty normal. Still some teardowns but overwhelmingly under a million.

Not nearly as extreme as Westport and many parts of Fairfield still feel “normal”. While the teardown cycle likely won’t stop as older, lower quality housing stock is replaced, I don’t know if Fairfield will reach Westport status ever. And that’s not a bad thing. The town has a nice socioeconomically diverse appeal.

The tear downs and flips aren’t a bad thing either. I grin every time I see a new one in Milford. Espebllly if the new house is 5x the value. It’s great for our taxes, schools, property values, and town overall. I feel like Milford is in “early Fairfield” gentrification mode right now. I’m all for it.

No way. Fairfield is getting wealthier and is not really getting more diverse. My town of Trumbull is getting diverse. I will take a pretty good educated guess that when I moved to Trumbull in the 1990's Trumbull and Fairfield had about the same minority population. I looked in both towns for a house. Now look what is is.....

Fairfield 12% minority
Trumbull 23% minority

Fairfield is absolutely getting more diverse. Also most of the "gentrified" beach area is closer to Jennings (proximity to downtown). To hell there are condos on parts of Oldfield Road. The town is staggeringly socioeconomically diverse in nearly every neighborhood (which I think is fantastic), so It's almost impossible to make generalizations about anywhere. There are still modest homes in in Greenfield Hills, and some parts of Stratfield are secretly wealthy (Inwood area)

I'm not about to disclose Area 51 Top secret documents with the following statement.
The entire area from Greenwich to New Haven has become more diverse over the years.

I'm not sure of the validity of those stats or if it includes "aliens" but 12% of Fairfield is probably just as large as 23% of Trumbull.
