Hi all:
I still patiently wait for something affordable and new or newer to open up in the Branford area and look to City Data regulars to alert me on new developments they're aware of in Branford, Guilford, Milford or even Madison.
I am keeping my eye out on a few new apartment projects in Branford that are either in planning or construction stages and will rent if I have to later this year or spring 2023, but ideally would love a condo in the area that is new and not super high priced. I initially was looking in the 300's before the market went crazy but now would accept 400's or 500's for a small 2 bedroom, attached garage condo that is new construction and not "active adult"/over 55 housing.
Any sightings of new construction or knowledge of upcoming projects would help me immensely from this distance.

I can tell you there are no new condo complexes being built in Milford and none planned.

All new construction is either rentals or single family houses. All single family is 500k+.

In general I don’t think you’re going to see a ton of new condo construction in these towns. Rentals are the hot thing to build now.

For new rentals in Milford, look up Metro Star. They’re building a bunch right now. Muse is another new one. There’s a complex going up next to Dogtown right now too. And a new rental complex coming to the old Kmart lot.

It's too bad it will be mostly rentals or single-family homes out of my price range but I guess that's par al over right now.
For rentals, I'm aware of the Muse, Metro Star and I found articles on the new development on the old KMart property but I can't find anything on a complex going up next to Dogtown. Can you be more specific on address or possible news items about it?
Milford is fine with me but I know the rental rates in all these areas are probably going to be inflated big time. Thanks for your help.

Unfortunately there’s not a lot of land left in Connecticut to build on, particularly in shoreline towns. Plus it’s very expensive. Would you consider inland towns? I’ve seen some listings under $500,000 in North Haven.

Nice choices but I'm hoping to locate close to excellent healthcare like Yale can provide. That's why I chose Branford, CT or even Milford. I will consider North Haven, but that development seems to be located in a remote stretch of property and I'd like to be closer to the center of things if possible.

Think now is bad time to buy if you can avoid it. Worse combo of higher rates and still extreme high prices.
Sure the market shows signs of weakening but it just started.
That said you many find deals if your very diligent. Though only on ugly homes needing much work.

I was hoping someone might have heard about a cool new condo development coming to the Branford area that isn’t super high priced, but no luck so far.
I agree with your assessment but it’s so discouraging plus the rental rates are pretty high. I hesitate signing a lease on one of the newer apartment communities, once they’re done, in fear they’ll raise the rent significantly after a year. I hope by the time these new places are ready, things will have calmed down a bit
