Both are reasonably priced, the crazy NY area real estate prices (which unliked California's have not massively dropped, just a little) start to drop once you get to Bridgeport and beyond. So I would say go for Milford for the much better (but still long!) commute. But I bet the commute is still better than someone from Milford sitting on I-95 going to Stamford or to White Plains, NY.

Definitely Milford, it's a great place. I don't know the real estate prices too well, but I know it's kind of pricey if your looking to get near the beach. I live on walnut beach and there are quite a few houses near me going for prices in the millions. Though not to say there aren't any houses in your price range. I'm sure there are plenty of double ranch style houses, etc, that would fit.

Both housing costs are competitive, you will not get a better deal than the other. except I would venture to say you may get a touch more land in North Haven for the same price. Like a .10 to .20 acres more.

Keep in mind that you should takes taxes in account, how the taxes will affect your monthly mortgage payment, and what you get for the taxes. In Milford you get public water and public sanitary plus weekly trash removal. I do not know in North Haven what you get, it might be a mix bag. Depending on the area you can get public utilities or you may end up with septic and well water.

Using zillow.com: North Haven median single family home sales were $275K with $5300/yr in taxes. And Milford is $279K median sale with $5000/yr taxes.

Wow, Milford dropped. This time last year prices for single family homes were well into the 300K. This time last year we were looking for homes.

Crime rate is something else you want to check. I know more about Milford, little crime rate. And it has nice suburban neighborhoods, while North Haven is more bucolic.

You really can't go wrong with either, but add an easy 1/2 hour (each way) to the commute to NYC if you live in North Haven vs. Milford.
