I'm curious about the Fairfield neighborhoods below town. Are these areas safe? Particularly - the area along Reef street and the area across from Black Rock (South Benson/Turney, etc).

Pretty much all of Fairfield is safe. The area I believe you are talking about (South Benson/Turney) is near Fairfield Beach and is very nice. I would not hesitate to buy there.

You do mention "Reef Street" though. Do you mean Reef Road? That is no where near South Benson or Turney. That area is very nice too. Good luck, Jay
