just wondering if that price range is starting to pick up in NW CT? i have my house for sale, and i unfortunately started way to high.. but now we have come down in price about 60k.. we are at 254,900 but no calls. i am good with the comps... lower than some..
i just was wondering because homes in the 200 and lower are going fast it seems, and i hear its starting to pick up..
my house has sat for 16 mos... my own stupididty i think.. i should have started lower to begin with but now im hopeing that it hasnt hurt me due to the fact is has been listed so long...
my realtor told me that she is very busy... things are really moving.. but i had alot of showings in march and april at 13k higher.. now nothing..
anyone else in the are dealing with the same problem.

Yes, that segment is moving, but it requires more explanation. In many towns, that price range is the entry level of the market. But if $250,000 is toward the top of your town's market, then it would NOT be moving.

not sure... im in winchester (winsted)... NW corner. not to much in my area moving... my realtor did send me the comps and there are a few pending in that price range.. it seems to be higher or lower than me.
you looked at my listing before right? i was just wondering if this part of the state is suffering more than others...
i really thought my house would have sold long ago, even at the higher price..

ps.. my realtor still hasnt changed it from a split level to a raised ranch. i keep telling her.

I can tell you that the $250k market is pretty busy right now around central CT. My girlfriend and I have been looking for a little over a month now and have seen a good number of houses we liked go to other buyers before we made a move on them. I don't know much about the real estate dynamics in the state, but it seems to me that there are lots of buyers for the lower price ranges (as 250k is in central ct), and fewer buyers in the (relative) upper price ranges. Makes sense to me that in this climate, people are looking for a good deal and are less willing to spend the big bucks.

What's the MLS number for your house?

Keep up the effort! I'm going to list my place in the midwest within 2 weeks and I've decided to try and sell it myself.

oh thanx!!! and ill do the same. i cant wait to move there... ive been waiting soo long! where are u moving to?
thanx for the good wishes... i need them, its been so hard waiting. we have so much to do to prepare for the move.. we hope our low price gets us some offers..
we dont understand, the area we live is soo beautiful. if we werent relocating south... we would never move. we have a little slice of heaven. we put alot of heart and soul into our house.

If you look at the property transfers you will see that depending on the community 80% of the transfers are for homes at $220,000 or less.

Even in the more affluent communities the low-priced homes are moving faster. Some of the real upper-end homes are also moving but at large discounts. The middle is just dead IMHO.


The 8k is definitely helping to move the low end. Without an expansion to the middle market most people are not buying unless they need to.
