Thanks - those pics were very helpful. Mine should not need more than once round of sanding with staining and a three coat seal. We have HW only in the living area and the dining rooms so total area may be ~ 400 sq ft.
BTW the before after pics looks great - did you do it yourself ?

I am a bit hesitant to do it myself as i have never done it before - also we just had a new born so very busy with the baby. I will see how it is done by the pros this time - that way when it is time to get rid of the carpets in the bed rooms (with HW floors underneath) I will do it myself.

Andy - I agree that it would not be wise to refinish a living and dining room floor being a first timer. To many things could go wrong and those areas are the ones you would want to look their best. Have a professional do it. Make sure to check references and that they are insured. Good luck, Jay

get all your flooring taken care of at once, dont do it in sections.

its not worth straining your back with heavy/noisy machinery.

about $1.4 to $2.0 /sqft should get the job done, depending on what you want (stain choice and oil / water based poly). Water based is better IMO, with the baby in the house, no fuming at all and quickly dries.

We have a baby too. Originally we were only going to do LR and DR because of cost issues and bedrooms were going to be capreted but when we found out how little it will cost for the whole house, we decided to do it all.
I cannot imagine doing it myself now that there is a baby. I wanted to poaint the place myself, too but forget it- too difficult with a timy person around. There is always time to do it yourself later.

I would re-consider staining being that you have a newborn..the odor lingers for weeks on end. Not good for baby to breath in. Then again maybe you dont plan on moving in for a while.

I did not do it myself..I had contractor hire him because entire house was being renovated and I was too busy doing the electric.. But if you're not handy or in a trade..I dont recommend it...

are you changing the baseboards?

P.S- Contractor charged me $2000 for 1400 sq feet of floor. I dont see how GC made money but I wasn't complaining. FLoors were immaculate and they even filled in gaps here and there.

Phoenix Flooring. They are A1 and have used them many times. dont have the number handy.

Thanks for the tip. It is good idea to see how it costs for the entire house. I was worried about the cost factor.

I didn't realize that the smells lingers for that long. I thought it would be there for a week or but not more than that...
