The city of Cookeville offering additional wetlands is a good move. It may be the best balance between conservation and development anyone will get with the Shoppes at Eagle Pointe.

It's been approved! The mayor posted this on his Facebook page just a few minutes ago:

I'm happy to share an update on this important project. Publix, Academy Sports, Panera, expanded shopping and restaurant choices, hundreds of new jobs and millions in sales tax revenue has moved another step closer to reality!

The developers of The Shoppes at Eagle Point are pleased to announce that TDEC has issued the ARAP NRS14.305 Permit and Notice of Determination for the development. Subject to the conditions outlined in the permit, the developers can now proceed with the current design, engineering and mitigation plans. “We are very pleased with TDEC’s decision today and we believe the plan that we provided is a win-win situation for the community and environment, “ said Mike McGuffin with CHM Development. The TDEC permit is a major hurdle that has been overcome and while other challenges remain, the project moves much closer to becoming a reality. “We look forward to the next steps of this project as well as working with the City and County on design and permitting. Our goal is to submit our plans and drawings for permitting this fall so that we can be in a position to start construction after the first of the year.” McGuffin said.

The developer will have to work with TVA about the power lines, but as tragenvol said it shouldn't be an issue. Those same lines go across the parking lot of the mall right by JCPenney, so I'm sure it won't be a big deal to build the Eagle Pointe parking lot around them. Otherwise, the developer just has to submit site plans to the city which any large development is supposed to do. As eager as city leaders have been to get this thing going, I can't imagine there will be any problems.

I'm happy to see the good news. We are planning on getting up there in the spring and it is nice to know that a Publix will be around sometime after we arrive. We have been shopping at Publix since 1960 so it will be familiar to us.
