Their design has always included retention ponds; I think the environmental approval is only a formality. Especially because the environmental issues are man-made and shouldn't hold up the project.

Yes it would! And Panda Express.

Several years ago the Cumberland Business Journal quoted somebody from TGI Friday's saying that TGIF was actively looking to open a place in Cookeville, but that was before the great recession. I wouldn't be surprised if TGIF were part of the plans, too, in addition to a Panera.

Based on some of the square footage, I see space for an Academy Sports on parcel two, and a Publix Grocery Store on parcel one. Other sizes implicate a DSW Shoe Store. The other smaller smaller shops could be a mix of anything. You couldn't ask for better visibility from I-40.

Default Publix, Shoppes at Eagle Point, Cookeville, Tennessee

A grocery store at 45,600 square feet having a pharmacy drive through is definitely a Publix. Several similar sized stores have opened in the past year. (New Store Openings | Newsroom | About Publix | Publix Super Markets)

I have heard Publix is looking at store sites in Bartlett, Germantown, Jackson, Johnson City, Kingsport, Memphis, Oak Ridge and Sevierville. I would not be surprised to see it expand into the Memphis and Kingsport-Johnson City-Bristol regions in the near future.

This design appears to be the original design as far as the brick and motor is concerned. There was another design that had the grocery detached and no larger anchor at the opposite end.
